An Energy Performance Certificate (EPC) is an official document that rates the energy efficiency of a property, using a scale from A (most efficient) to G (least efficient). The rating reflects the energy performance of the building itself (its structure) as well as its services such as heating, lighting, and hot water.
An EPC includes:
- A detailed breakdown of the property’s energy performance
- Its environmental impact
- Recommendations for energy-saving improvements
- Estimates of current and potential energy use and costs
It’s important to note that EPC ratings are based on ‘standard occupancy’ assumptions, usually two adults and two children, which may differ from how a property is actually used by its occupants.
